Thailand has long been one of Asia's most attractive destinations for international professionals, retirees, entrepreneurs, and investors. With the introduction of the Long-Term Resident (LTR) Visa, the Thai government has made it even easier for qualified foreigners to establish long-term residency while enjoying attractive tax and lifestyle benefits.
If you're considering purchasing property in Bangkok, understanding how the LTR Visa may benefit you can help you make more informed decisions about your long-term plans in Thailand.
What Is the Thailand LTR Visa?
The Long-Term Resident (LTR) Visa is a 10-year renewable visa introduced by the Thai government to attract high-potential foreigners. It offers a more convenient alternative to traditional visas by providing long-term residency and various incentives.
Key Benefits of the LTR Visa
The Long-Term Resident (LTR) Visa offers a range of benefits that make living and working in Thailand more convenient for eligible foreigners, including:
10-Year Renewable Visa – The LTR Visa is initially granted for 5 years and may be renewed for an additional 5 years, provided you continue to meet the eligibility requirements.
Fast-Track Immigration Service – Enjoy expedited immigration processing at designated international airports in Thailand, making arrivals and departures more efficient.
Annual Reporting Instead of 90-Day Reporting – Unlike most long-term visa holders, LTR Visa holders are only required to report to Immigration once a year, rather than every 90 days.
Multiple Re-Entry Permit – Travel in and out of Thailand freely without needing to apply for a re-entry permit each time you leave the country, as multiple re-entry privileges are included with the visa.
Attractive Tax Incentives – Depending on your eligibility category, certain foreign-sourced income may be exempt from Thai personal income tax, subject to the conditions set by Thai tax laws. Some categories of LTR Visa holders may also qualify for additional tax benefits.
The LTR Visa is designed for four primary groups:
Wealthy Global Citizens
Wealthy Pensioners
Work-from-Thailand Professionals (Remote Workers)
Highly Skilled Professionals
Depending on your category, applicants must meet specific income, investment, employment, or work experience requirements.

How Does Buying Property in Thailand Fit into the LTR Visa?
While purchasing property in Thailand does not automatically qualify you for an LTR Visa, it can play an important role in meeting the investment requirements for certain visa categories.
Thai property may be counted as part of the required investment under two LTR Visa categories:
1. Wealthy Global Citizens
This category is intended for individuals with substantial global wealth.
To qualify, applicants must:
Have at least USD 1 million in global assets.
Make an investment of at least USD 500,000 (approximately THB 17 million) in one or a combination of:
Thai government bonds;
Direct investment in companies registered in Thailand; or
For eligible applicants, purchasing qualifying real estate can therefore form part of the required investment while also providing a home or investment asset in Bangkok.
2. Wealthy Pensioners
This category is designed for retirees aged 50 years or older.
Applicants must have:
An annual passive (unearned) income of at least USD 80,000; or
An annual passive income of USD 40,000–79,999, together with an additional investment of USD 250,000 (approximately THB 8.5 million) in one or a combination of:
Thai government bonds;
Direct investment in companies registered in Thailand; or
Property in Thailand. - Find Your Ideal Investment Property
For many retirees looking to settle in Thailand, investing in a condominium or other qualifying property can help satisfy the investment requirement while securing a long-term residence in one of Bangkok's most desirable neighborhoods.
It is important to note that the investment must comply with the LTR Visa regulations in effect at the time of application. Applicants should always seek advice from qualified immigration and legal professionals to ensure they meet all eligibility requirements.
